Final point that may be more of a long term thing, but if remote work / WFH becomes accepted practice at many companies (and it does seem like the cat is out of the bag at this point) homes in vacation areas (beach towns, mountain towns, etc.), states with zero income tax, etc. Are likely to see their values shoot up as people look to choose a home purely around their priorities and not just their employers. I could see a scenario in a few years where housing markets are down in major cities but up in little retiree towns with quick beach access or mountain towns that get good cell/internet service.
